Construction of Metro Villa
Budner S.A. will implement a new office and service investment project in the Mokotów District, Warsaw, as a general contractor. Metro Villa will be located at 145 Puławska Street. Commissioned by the investor, Budner S.A. will additionally build a new exit from the Wilanowska Metro station and arrange the infrastructure around the office building. The date of completion of the project is planned for January 2018.
The Investor of Metro Villa is Reform Company 3 Sp. z o.o., a part of the group being, among others, the owner of the Blue City shopping centre and the Blue Office complex.
The author of the architectonic design is the DA Dziuba Architekci studio, which designed Metro Villa as a Class A+ office building with regard to functional solutions, technical equipment and finishing materials.
Metro Villa will have 8 office floors and 2 additional underground storeys. The ground floor will be intended for trade and services. The total area will amount to 11,000 sq. m, while the office surface will occupy approximately 7000 sq. m.
The investment project will be characterised by a glass facade with a distinctive diamond framework finished with composite panels. This structure as a graphic translation of the letters VM onto the surface of the facade is supposed to become a trademark of the office building.
Taking ecology into account, the Investor decided to use the state of the art management and air conditioning system – at the much higher level than stipulated in the Polish standards. Additionally, the Investor focuses on far reaching personalization of the rooms system, adjustment of functionality for preferences of lessees.
Metro Villa will be one of few office buildings in Warsaw which will meet the standards of the LEED Gold certificate including the rigorous requirements of the international buildings certification system in terms of compliance with the principles of sustainable development. Furthermore, the LEED constitutes a formal confirmation of the planned top quality and reliability of the building, says Marek Borowy, Contract Manager from Budner S.A.
The works associated with erecting an office and service building involved prior reconstruction of the entrance to the Wilanowska Metro station.
When designing Metro Villa the good cooperation with the city authorities and Metro Administration was particularly important. As part of the project, we have reconstructed the entrance to the Wilanowska Metro station and the road infrastructure surrounding the building, considering the comfort of passengers and the needs of the neighbouring inhabitants, says Yoram Reshef, President of the Management Board of Reform Company 3.
The construction supervision supported by quick decisions of the authors of the design had to react promptly. It is worth emphasizing that construction of a two-level underground car park on a small plot turned out to be a great challenge. It requires particular caution and technical knowledge which has to be demonstrated while constructing the underground part of the Metro Villa building, explains Marek Borowy, Contract Manager from Budner S.A.
